Spoiler: | So... It's time to move out from my mother.
With new job, I've been looking for my own place to live with my gf and want to buy a flat.
For last few months I've been looking around and there were no interesting offers. Maybe on the outskirts or out of town.
I wanted flat near my work place, in the middle of the city, close to everything... but at the same time in not too dense area.
Also, I want the flat to be new, right from the developer, in new building. Possibly in new housing neighborhood, so everything is possibly modern and for fuck sake, no skyscrapers.
There are couple of areas like that in my city, but all are either VERY expensive or too far away. There is one near where I live now, they are building new 3 storey block each year and all apartments are immidietly reserved and bought. The god damn thing is not even standing yet and all flats are already gone. That's because its in great location for lazy people(so middle of town, near stores but also a bit on the side, so its all not in your face).
Now... I am dwelling in a 40m2 flat on 10th floor with my parents for 25 years.... and for most of that, my sister was living with my in 8m2 room.
Just to get You on the point, what I am coming from. 10 stories, old blocky ugly building. With average 40m2 (which is not bad amount of space by itself). And You know how those 10stories bags of people are. with so many people in one place, the place is always used up, damaged and vandalized and there is always piss or barf in the elevator.
Unfortunately new flats in Poland are extremely expensive, so I don't have much space to maneuver. I am earning 2500pln netto. Which is now about average Polish monthly wage. Srsly.. It's a good salary for what it is. Both of my parents have half of that and I will only hopefully have more in the coming months.
The price of 40m new flat is about 160k pln. Thats like 30years of mortgage with 600-700pln monthly depending on %... which is jsut crazy. There is now that cool program where my country helps Young people like me to buy a new flat. But that must be new flat and I can't own any other flat. then they will just give me 10-15% of money of the cost. Thats fantastic! But there is a catch. Limit is for 50m square flats. But I totally need that since banks can finance on 90% of the flat price and I need the rest. In that case, i will just get that 10%.
So I got a tip, that that developer mentioned before will start reservation for new investment and I went to check it out. Turns out, 2 flats were still available and reservations started few days ago. few more days and it would be gone. One flat on 1 floor and one on 3rd. So I reserved the flat on 3rd floor. For my whole life, I was living on 10th floor, so I am accomodated to the idea of not having stomping neighboors above me. So obviously, I reserved the "penthouse"
the thing is 46m square(2 rooms, separate kitchen, bathroom and big balcony which does not cound up to that 46m) so not bad but not great. Certainly should be enough for me and my gf and it fits in the limitations of the "country help program about <50m".
I reserved it and they will start building it in may. Until then I have to decide if I want it. the building will be ready for summer 2016.
so to summarize. here is a very vague plan of the flat I've reserved. I remind - it's a great location. Near everything I need and also a bit on the side at the same time + price is good. 165k. It's mosty a bit more for flats like this in the middle of a city. Keep in mind, there is no furniture or pretty much anything on the plan. They are just quick draws for reservation. I will be able to demand moving some walls etc, when the build will start. |
So I reserved a flat to buy !!! 3rd floor in a 3 stories building. Nice location, good price for standards here. I have 2 months to decide if I want it. Developer will start building in may and finish in summer 2016. basically, customer can reserve a flat. That means if developer is planning to build a new building and flats are selling like crazy, They announced open reservations and first in, first served. I managed to get in and reserve. I have time to may, to decide if I want it and take a huge ass loan in bank
here it is. 46m total.
19.35m big room
9.5m smaller room
7.1m kitchen
5.5m hall
4.6m bathroom
big balcony and 2x2 basement are added beyond that, so 46 it space of the flat not including balcony or basement.
Any ideas how I could arrange that ? I bet they would allow me to decide about placement of some walls etc, so I can practically do whatever I want here, I guess as far, as I don't want to move outer walls holding the construction. 46 is not much but its more than I was living my whole life with parents and sister and that was ok. So coming from 40m(4 people)10th floor to 46 for only me and my gf, in new modern building is a step forward I guess
anyone good with some designer program? Place couch, tv, bed and so on ? I some interesting combinations? I have no idea how to arrange a flat. My father is a carpenter and makes fantastic modern kitchens and wardrobes so that is covered

don't face your pc to the wall if you live with someone else
they will only see your back most of the time
here is something I threw about:
if you can squeeze a small one-man sofa between the table and the pc table would be awesome
you won't have to share the couch with all guests
even a small cushioned stool would work, and you can put your legs on it when alone and watching the TV

TV in front of a window?
I would rather have the couch in front of the window so you don't get fucking blinded by the sun while trying to watch tv in winters..
IMO (going from these drawings, i can't draw now, on laptop in bed), i would buy 2 smaller couches rather than one, put them under the windows and make sure that one is short enough for passage through the door. Rest seems fairly ok what they did.

you ever heard of blinds?
and yeah, you can drop the kitchen wall, and put a bar there
you will have visual over the living room, and can yell stuff with people on couch while you're cooking
you can do it like this too, but it's kind of wasteful, and no place for the PC

I'd remove the little wall that divides the kitchen and living room. It will create the illusion of space, you know being more open and stuff.

I would never buy a place like that unless I was planning on staying single or we'd be pensioners
While you can make it work... you're better off saving up for that extra roomer. You'll regret it if you don't. Will be better for your relationship/future.
But I guess both of you need to be serious and start saving up another year at least.

Above 50m in the middle of the city? I wouldn't even be able to get loan that high. At least not yet.
46m is 6m more than my parents had for while life. Still... Not too much. If it only wasn't money issue

I'm in a similar situation but my apartment is bigger than that.
Tips:
You have a tiny apartment, don't try to have a big TV corner. It's wasted space. Mount your TV on the wall instead and get single lounge chairs which you can move into position when needed
Other tips: Ikea has a nice wall mountable table which you can pull down. For the kitchen this would be perfect:

Also, don't jam your apartment full of stuff and furniture - I made that mistake at first and the feeling is very underwhelming.
Also, focus on storage space. Make sure every piece of furniture (where possible of course) has drawers, shelves, etc. Use blank areas of wall for shelves. Shelves can be very handy for stuff like spices, books, CDs, DVDs, etc.
For example: make it so your bed has a storage compartment underneath. The bed will be a little higher, sure, but you'll have enough space to fit an entire wardrobe in there.

My father is a carpenter. He Makes fantastic kitchens with oven built into furniture etc. Also all kind of wardrobes, desks. He will make all my furniture however I will design it. Like wardrobe with sliding doors fitted where I want
I am planning on adding furniture as I need it so there won't be any useless stuff.
It's all theoretical.. I still need to get a loan and then wait a year for building to be finished. Reservation is a first step
