I'm as big a Last of Us fan as you will find, but that trailer seemed to have no connection with the first one really at all and was sort of disappointing to me.
Neil Druckmann, Creative Director of the Uncharted and The Last of Us franchise for Naughty Dog, has shed some more light on the development process for The Last of Us Part 2.

Looks so fucking amazing, Naughty Dog is the boss. That was so brutal stuff, dat animations and graphics were mind blowing, game of the year incoming (whatever year it will be released).
Everyone had to learn to make trailers representing actual gameplay footage or straight up obvious CGI but Sony can still show fanboys heavily scripted pre-animated on-rails 'gameplay' footage and they get away with it without getting slammed by downgrade videos later on youtube
How every mo-cap in that trailer just happens to perfectly fit with every given situation, and you just know the audience there believed that's how it's gonna be
later they're spamming forums with "man sony so ahead of everyone else"
Well i noticed that aswell, the gameplay was way too scripted to be "real" gameplay.
There's tons of scripting in Last of Us - what AI's are doing once you get near them etc, and here we had a lot of story elements which are obviously 100% scripted sequences. Her sneaking around i doubt was scripted, unless it's a full-on CGI trailer.
Edit: could be rendered, i think the animations are too fluid (they usually _never_ end up that good), there's always that awkward animation where a character shifts completely from one position to the next, nothing even close to that here. Also, that last kill scene where it zooms in movie-like hmm.. but it guess it could be a kill-cam sort of thing but doesn't exactly look like that. Then again, it's Naughty Dog so it could very well be real.
